A Quickstart Guide : How To Get A Real Estate License In Texas

Step 1: Make sure you meet the basic requirements

The basic requirements to get a Texas real estate license are simple. Do you meet these requirements?

  • You are at least 18 years old
  • You are a US citizen or have the legal right to work in the US
  • You must be deemed “fit” to hold a license in Texas. That is determined by the Fitness Determination Form every applicant must complete (cost is $50). It is a document that measures your integrity, honesty and trustworthiness.

Step 2: Register for real estate licensing classes

A real estate license is required for most real estate jobs. Texas requires 180 hours of pre-licensing education. The breakdown of the 180 hours is as follows:

Principles of Real Estate 1 – 30 hours
Principles of Real Estate 2 – 30 hours
Law of Agency – 30 hours
Law of Contracts – 30 hours
Promulgated Contract Forms – 30 hours
Real Estate Finance – 30 hours

Step 4: Complete the Texas real estate license application

The application will ask you some basic questions about you and your background, including any other real estate licenses you have held or currently hold. The Texas real estate license application fee is $205.

You must also have your fingerprints taken as part of a background check. The background check process is managed by IdentoGO.
